Society Hill Towers

Society Hill Towers is a three tower complex located in downtown Philadelphia (Society Hill) originally designed by I. M. Pei. Each 29 story tower houses condominium units; in the middle of the Towers is a +20,000 gallon concrete fountain.  Below the fountain is a below grade parking garage. The complex also includes a shopping center.

SDA performed swing stage site inspections to replace all window sealants for the three high rise buildings. SDA provided construction documents, specifications, and bid forms to replace the façade and window sealants during the winter season. 

Rehabilitation projects have also included fountain waterproofing and restoration, facade patching and painting, shopping center skylight replacement, and garage structural repair and upgrade.

The Enclave
Atlantic City, New Jersey

The Enclave condominium is a 28 story tower located on the Atlantic City boardwalk. SDA provided façade and balcony restoration, window replacement, waterproofing, and construction management services including construction documents to ensure a watertight concrete post tension structure. SDA performed swing stage inspections to confirm contractor’s repairs comply with restoration drawings. The Enclave has also used SDA as an expert witness.

Windy Bush Condominiums
Langhorne, Pennsylvania

The Windy Bush Condominium complex consists of over 200 two story units. SDA provided stucco replacement, chimney repair, and wood deck replacement inspection services for Windy Bush Condominiums over a three year period. SDA supervised contractors and provide field inspection reports to management and board.

Tivoli Condominiums
Philadelphia, Pennsylvania

Tivoli Condominiums consist of townhomes and a nine story mid-rise located in center city Philadelphia, built in early 2000. SDA prepared a condition assessment of all mechanical and structural systems to the board, in advance of the transition of condominium maintenance responsibility from the developer to the board. SDA provided construction inspection services for courtyard waterproofing and stair renovation for 14 units. SDA has also been utilized as an expert witness.

Pinecrest Manor
Mount Kisko, New York

Pinecrest Manor is comprised of a six story mid-rise and six townhouse buildings. SDA prepared construction documents to repair foundation leaks for all six buildings. SDA executed repair documents for mid-rise façade restoration and roof repairs. SDA has also been utilized as an expert witness.

1010 Race Street Condominiums

1010 Race St. is an historic property located in downtown Philadelphia. SDA prepared a facade restoration drawing for the board, compliant with the city’s historic requirements. SDA performed a condition survey with a 90 ft. high reach to document required masonry and stone repairs.

Naval Square Condominiums
Philadelphia, Pennsylvania

SDA designed façade and balcony restoration drawings to address long term water infiltration. SDA directed the contractor to replace the stucco with new insulated composite siding. A total of 250+ residential units were repaired.

Lowry Condominiums
Villanova, Pennsylvania

SDA designed a pre-cast concrete wall and sidewalk system located in front of 9 units at the Lowry Condominium complex. In addition, SDA provided waterproofing repairs to address basement leaks in each unit, and construction management services.

Oak Hill Condominium Association
Penn Valley, Pennsylvania

SDA prepared construction documents and performed administration services to remove multiple layers of siding and T-111 plywood with new composite siding and house wrap. SDA prepared new window design documents and performed field inspections to replace all windows and patio doors.

Park Plaza Condominiums
Philadelphia, Pennsylvania

SDA prepared construction documents and performed site supervision for a twenty two story concrete balcony restoration project. SDA designed new aluminum handrails and deck coatings for a ten year SIKA warranty system. SDA also prepared construction documents for new TPO roof membrane by Carlisle with a thirty year material and labor warranty.
